Будівля колишнього пожежного депо, зведена у 1951–1954 роках, розташована в одному з найісторичніших вузлів Хмельницького — на перетині вулиць Подільської, Кам’янецької, Соборної. Ця ділянка вважається неформальним центром міста ще з XVIII століття, коли тут перетиналися дві основні поштові траси та формувався центральний майдан.

Після війни, у 1945 році, згідно нового генерального плану відбудови міста, саме цей квартал був обраний для втілення ідеї архітектурної домінанти. У 1949 році молодий архітектор Гнат Чекірда, ветеран війни і колишній в’язень нацистських концтаборів, розробив проект нової будівлі пожежної команди. Він створив її у монументальній стилістиці з елементами класицизму, характерній для 1950-х років. Архітектурну композицію формують двоповерховий корпус і наріжна семиярусна вежа — каланча, що нагадує вежі європейських ратуш.

The former fire station building, constructed between 1951 and 1954, is located at one of the most historically significant intersections in Khmelnytskyi — at the junction of Podilska, Kamianetska, and Soborna streets. This site has been considered the informal center of the city since the 18th century, when two main postal routes crossed here and the central town square began to take shape.

Following World War II, in 1945, this block was designated in the new master plan for urban reconstruction as the location for a key architectural landmark. In 1949, young architect Hnat Chekirda — a war veteran and former prisoner of Nazi concentration camps — designed the new fire department headquarters. His project embraced a monumental style with classical elements, characteristic of the 1950s. The architectural composition consists of a two-story main building and a seven-tiered corner watchtower, or kalancha, reminiscent of European town hall towers.

Протягом десятиліть будівля залишалась важливою архітектурною точкою центру. У 1980-х її переобладнали під дитячий кінотеатр «Планета», зберігши основні фасади. У XXI столітті споруда пережила нову хвилю зацікавлення: її образ з’являється на сувенірній та рекламній продукції, а сама будівля у 2010 році отримала охоронний статус як об’єкт культурної спадщини місцевого значення.

У 2025 році споруда з підпорядкування обласній військовій адміністрації перейшла на баланс КП "Муніципальна нерухомість" Хмельницької міської ради, яка ініціювала розробку концепції та проектної документації ревіталізації.

Ревіталізація цієї знакової споруди покликана не лише зберегти її історичну та архітектурну цінність, а й надати новий зміст у сучасному міському житті. Вона повертає будівлі активну роль у публічному просторі Хмельницького, відкриваючи новий етап її історії.

For decades, the building remained a significant architectural feature of the city center. In the 1980s, it was repurposed into the children's cinema "Planeta," while preserving its original facades. In the 21st century, the building gained renewed public attention: its image began appearing on souvenirs and promotional materials, and in 2010 it was officially granted heritage status as a site of local cultural significance.

In 2025, the building was transferred from the regional military administration to the municipal enterprise “Municipal Real Estate” under the Khmelnytskyi City Council, which initiated the development of a revitalization concept and project documentation.

The revitalization of this landmark building is intended not only to preserve its historical and architectural value but also to give it new relevance in contemporary urban life. It reintroduces the structure as an active component of Khmelnytskyi’s public space, marking a new chapter in its storied history.

ПРИНИЦИПИ РЕВІТАЛІЗАЦІЇ

Розробка концепції ревіталізації колишнього пожежного депо спирається на сучасні міжнародні практики переосмислення архітектурної спадщини. Історичні будівлі дедалі частіше перетворюються на культурні та громадські простори, зберігаючи архітектурну цінність і водночас інтегруючись у життя громади.

У нашому випадку — це пам’ятка архітектури місцевого значення. Проєкт дотримується принципів «мінімального втручання», «читабельності змін» і «реверсивності», а також українського законодавства: історичні об’єми та силует зберігаються, фасади й деталі реставруються без прибудов чи надбудов.

Внутрішні простори адаптуються до потреб громади та сучасних норм — безбар’єрності, енергоефективності й безпеки. Такий підхід робить будівлю функціональною, не втрачаючи історичної ідентичності.

Мета проєкту — делікатно повернути споруді життя, зберігши її характер і створивши громадський простір, де минуле поєднується із сучасним.

PRINCIPLES OF REVITALIZATION

The revitalization concept of the former fire station is based on modern international practices of reinterpreting architectural heritage. Historical buildings are increasingly transformed into cultural and public spaces, preserving their architectural value while integrating into community life.

In our case, this is a local heritage monument. The project follows the principles of “minimal intervention,” “legibility of changes,” and “reversibility,” as well as Ukrainian legislation: historical volumes and silhouette are preserved, while façades and details are carefully restored without extensions or superstructures.

The interiors are adapted to community needs and modern standards — accessibility, energy efficiency, and safety. This approach makes the building functional without losing its historical identity.

The project’s goal is to delicately bring the building back to life, preserving its character and creating a public space where past and present coexist.

КОНЦЕПЦІЯ

Концепція ревіталізації колишнього пожежного депо базується на потребах громади, виявлених під час публічних обговорень, онлайн-опитування та роботи міждисциплінарної робочої групи. У результаті було визначено чотири ключові напрями функціонального наповнення будівлі: освітній хаб, культурно-мистецький простір, кафе-книгарня та простір для громадських і волонтерських організацій.

У споруді збереглися два великі зали, які історично використовувались як кінозали. Згідно з концепцією, ці простори трансформуються в багатофункціональні зали. Така зала може слугувати місцем для лекцій, презентацій, концертів, а в інший час — використовуватись для гуртків танців, співів або театральних студій.

CONCEPT

The revitalization concept for the former fire station is based on the needs of the community, identified through public discussions, an online survey, and the work of a multidisciplinary task force. As a result, four key functional directions for the building’s future use were established: an educational hub, a cultural and artistic space, a café-bookstore, and a space for civic and volunteer organizations.

The building retains two large halls, historically used as cinema spaces. According to the concept, these halls will be transformed into multifunctional venues. They can host lectures, presentations, concerts, and cultural events — and at other times, serve as spaces for dance, music, or theatre groups.

На першому поверсі передбачено облаштування кав’ярні або кафе-книгарні з можливим тематичним спрямуванням. До цієї функції природно інтегрується внутрішній дворик, який планується озеленити та зробити привабливим громадським простором. Він також слугуватиме літньою терасою.

Ряд приміщень першого і другого поверхів адаптовано для гнучкого використання — тут можуть проходити воркшопи, волонтерські ініціативи, виставки, фотосесії, клубні зустрічі тощо. Окремий блок на другому поверсі відведено для занять із дітьми: тут можливі як освітні програми (вивчення мов, підготовка до школи), так і мистецькі студії (малювання, скульптура тощо). З міркувань безпеки цей блок має обмежений доступ і власний санвузол.

У будівлі також запроєктовано адміністративний блок для управління всіма функціями простору.

The first floor includes areas suitable for a café or themed café-bookstore. This function naturally integrates with the inner courtyard, which is to be landscaped and designed as a welcoming public space, also functioning as a summer terrace.

Several rooms on both the first and second floors are designed for flexible use — accommodating workshops, volunteer initiatives, exhibitions, photo sessions, club meetings, and more. A dedicated children’s block is planned on the second floor, offering spaces for educational activities (e.g., language learning, tutoring) and creative studios (e.g., drawing, sculpture). For safety reasons, this block will be access-controlled and equipped with its own restroom facilities.

An administrative unit is also planned within the building to manage and coordinate all functions.

Особливий акцент зроблено на використанні вежі. Пропонується відновити доступ до внутрішніх сходів і відкрити верхній балкон як оглядовий майданчик для мешканців міста і туристів. Це дозволить інтегрувати об’єкт у туристичну мапу міста та зробити унікальний панорамний простір загальнодоступним.

Частину підвальних приміщень передбачено облаштувати як укриття, іншу — для розміщення інженерних систем.

A special feature of the project is the tower. The concept proposes restoring internal access and opening the upper balcony as a public observation deck for residents and tourists. This will offer unique panoramic views and position the building as an attraction on the city’s tourist map.

Part of the basement will be equipped as a shelter, while the remaining space will house building utility systems.

Фасади реставруються відповідно до історичних джерел: первинне оздоблення Гната Чекірди — у спокійних бежевих тонах — буде відновлено. Замуровані арки колишніх гаражних воріт будуть відкриті й перетворені на великі вікна подієвого залу. Реставрація передбачає заміну всіх вікон на єдиного вигляду склопакети, заміну даху на фальцевий метал темного або сірого кольору.

The façades will be restored according to historical documentation. The original design by Hnat Chekirda — featuring calm beige tones — will be reinstated. Bricked-in archways from the original fire truck bays will be reopened and fitted with large windows for the event hall. Restoration includes replacing all windows with unified modern glazing and replacing the roof with dark or grey standing seam metal.

Благоустрій території вирішено в біонічних формах, що контрастують з геометрією історичної споруди, підкреслюючи її цінність. Усі рішення відповідають вимогам інклюзивності, зокрема — передбачено встановлення підйомників всередині приміщень, а ззовні внесено зміни у відмітки тротуару, щоб входи були безбар'єрними.

The landscaping around the building will feature smooth, organic forms that contrast with the geometry of the historic structure, highlighting its value. All design solutions comply with accessibility standards, including the installation of indoor lifts and adjusted pavement levels outside to ensure barrier-free entrances.
