Preservation and strengthening of these features of the terrain formed the basis of the conceptual solution.
It is proposed to turn the adjacent territory to the water canal into a small park with walking paths and recreation areas, to join it with a section of kindergarten and thus create a large recreational area, which has already many large adult trees.
It is proposed to build two pedestrian bridges across the cleared and in some places widened canal (one - duplicating near the car entrance, the other - leading to the school next door).
At the entrance to the territory, it is proposed to equip the main square of this quarter, which opens towards the park, entrance and lake.
It is proposed to direct car traffic from the embankment towards the central street, and to make the street along the embankment with one-way traffic towards the Vysotsky St. In this way it will be possible to unload excessively active traffic near the recreation promenade and more actively heal the central street.
From the entrance along the beach arrange a beautiful promenade with a narrow street with one-way traffic and a small number of parking spaces. Pedestrians and cyclists should be given priority on this street.
In general, it is planned to divide the building into 7 residential neighborhoods with safe yards (without cars). The buildings are formed by booths of medium and high storeys (from 6 to 10 and several point accents on 12, 16, 20 floors).
Due to high groundwater in this area is not recommended to build underground parking, so the issue of parking is solved by building two or three multilevel parking, also - organized parking along the streets and driveways; as well as the first three blocks leading to the lake, their ground floor and volume under the yard can be used as parking, this may be justified by the higher price of apartments in these blocks.
It is proposed to cover the above-mentioned seven residential districts with a "green" pedestrian belt, which includes recreational and sports functions (sports centers on the roofs of parking lots, football field, sports grounds, park, kindergarten, children's entertainment center, main square, square, promenade and beach).
